Great question! Technically, "mobile home" usually refers to homes built before June 15, 1976. "Manufactured home" refers to homes built after that date to strict HUD codes. However, today the terms are often used interchangeably. At George Werber's, we sell modern, HUD-certified manufactured homes that are safe, durable, energy-efficient, and beautiful. So whether you call it mobile or manufactured, you're getting a quality home.

In most cases, yes! However, you must check with your local county or city zoning department. Some areas have minimum acreage requirements, setback rules, or restrictions on home placement. We can help guide you on what questions to ask local officials and connect you with professionals who understand the permitting process.

It varies depending on your situation. If we have the home in stock on our lot, you could potentially move in within a few weeks—depending on financing and site preparation. If the home needs to be built by the factory, it typically takes 6 to 12 weeks for delivery and setup. Our team will give you a realistic timeline based on your specific home and location.
